Mortgage Market Shows Resilience Amid Economic Uncertainty

The latest Bank of England data on mortgage approvals and lending highlights a market that remains stable despite ongoing economic pressures. According to property industry propertyindustryeye.com, net mortgage approvals for house purchases remained steady at 66,200 in January, showing only a minor decline from December. Additionally, net mortgage borrowing increased by £0.9bn, suggesting that while affordability remains a challenge, buyer demand is still present.

One key takeaway is the uptick in remortgage approvals, rising by 2,200 to 32,900, as borrowers seek security amid fluctuating mortgage rates. While lenders have responded to easing inflation expectations with more competitive fixed-rate products, the long-term outlook remains uncertain. Any unexpected shifts in inflation could disrupt the market, requiring both buyers and investors to stay well-informed.

Oliver Joseph, Head of Residential Property at Gregory Abrams Davidson Solicitors comments “The property market continues to demonstrate resilience despite economic headwinds. While affordability challenges persist, the steady flow of mortgage approvals suggests that demand remains. Buyers and investors should seek legal guidance to navigate the complexities of financing and property transactions in this evolving landscape.”
